Historic Herald Building - Miami International Business Attorneys

Genting thought their casino was sure to be an easy sell to a city strapped for cash and jobs.? However, in the words of FDR:? ?We have only just begun to fight.?? That might be the refrain of a dedicated group of citizens who want to preserve the Miami Herald building as that which greets drunk drivers on the MacArthur Causeway heading West after a night of carousing on South Beach.? The city of Miami has received an application seeking to designate the Herald building a historic landmark, which would prevent its destruction.? Not sure how I feel about this one.

Trend: Learn day trading

Contrary to most ?day trading gurus? I do not hold to a position that day trading is easy. It is not. I know that some brokers in Forex market would allow you to download a demo version platform and then from second day bombard you with emails and messages about opening a mini or a standard real account. I think that the biggest mistakes of all who come to financial markets to trade is that they want to get rich quickly and without paying a painful price of learning. It can?t be true. Even pros who made millions in stocks or commodities will tell you that. I will give you examples of excellent traders and their mistakes when they started trading in my future posts.?

For the time being we have to state very clearly that there are no short cuts to success in day trading. I do not believe there are short cuts in other areas too. Well, maybe winning a lottery could be one single short cut (ok, getting married to some wealthy guy (girl)). But that will not grow you as a personality. We need to be mature to handle large amounts of money. We do it by growing rich slowly.?

In order to learn some profession go to university or special institutions and study there for years. And they pay a lot of money for that. Learning day trading is no different. It takes years to become successful and you do that by investing your time for learning, analyzing, reading books, watching videos, looking at charts, practicing, making mistakes, going through disappointments and finally reaching success.?

No software or some ebook will make you a successful day trader. You will have to find your own way to success. I will try to do my best for you to get as much useful information on the topic as I can. Please, be patient with me.?

I am planning to write more on the topic. In fact, I am going to write a series of articles on the topic. For a long time I simply concentrated on writing posts on trading news in Forex and swing trading. I am going to expand on various topics in my articles and write series on investing, day trading, swing trading as well as going deeply into other various trading strategies.?

Sorry that this post was very abstract. I promise to give more examples and more interesting information in my future articles.?

How to Make Sure Your Content Marketing Does the Job | Katonah ...

Earlier today Darren talked about content marketing as a traffic generation strategy, and he mentioned the content marketing we did for the launch of Blog Wise.

The table he showed in that post, which breaks down the different sites we guest posted at, and the key messages we presented, points to an important fact about content marketing: planning really counts.

Where you?re used to writing for your own blog and readership, when it comes to writing for someone else?s (as in guest posting), planning is critical if you?re to make the most of that opportunity.

But even if you?re simply trying to use an email series or whitepaper to convert more of your site?s current, lurking readers into subscribers, you?ll want to plan the content to meet your needs, and those of the audience you?re targeting with it.

So I wanted to follow up Darren?s post with an explanation of how you can create a content outline that does both those things.

What is an outline?

An outline is not a headline. It?s not a rough explanation of what your post will cover (although this is what I?m usually sent as pitches for guest posts at ProBlogger).

An outline is a clear roadmap for the content that shows how that content will meet the needs of your blog business, and those of the target readers or users of that content.

Why write an outline? Because once you have that, you won?t have to worry about these strategic issues when it comes to creating the content. Instead of writing, freeform, until you?re done and then hoping that the content does what you want it to, this process lets you sit down and think strategically about what you?re doing, then sit down again, separately and in a different headspace, to write productively to meet that strategy.

Also, if you?re offering the content through some offsite location?say, as a guest post on someone else?s blog?once you have a good outline, it?ll be easy to chip off the relevant bits to send to the host blogger so that they can see that your content will meet the needs of their readers.

Creating your outline

Ready? Let?s get to it. First, we?re thinking strategically. So stop thinking like a writer, and start thinking like a marketer.

For the purposes of this exercise, I?m going to look at the guest post I wrote for Goinswriter to promote Blog Wise, and show you how that developed.

Look at your needs

What do you need the content you?re using as a marketing tool to do?

With Blog Wise, we wanted our guest posts to:

  • promote the ebook
  • encourage clickthroughs to the sales page.

Pretty basic, right? Right.

Look at your audience?s needs

What does your audience need the content to do?

To answer this, you need to get to know your audience. In our case, that was pretty easy?we could look at Jeff?s blog and comments, and his social media interactions on Twitter, Facebook, and Google+, and get a feel for what his readers felt, needed, and wanted.

If you?re creating content?say a whitepaper?that you?ll distribute through someone else?s site, you?ll need to do similar research. Don?t hesitate to ask the site owner for information on their audience, though, as this can be a great help to you.

What did I feel Jeff?s audience needed the content to do? Here were my thoughts:

  • inspire their passion
  • help them write, whether they were bloggers, fiction writers, copywriters, or whatever
  • provide them with something candid and new.

Meet those needs with a concept

By ?concept? I mean an idea that you want to communicate. I wanted to talk about Blog Wise in a way that:

  • inspired Jeff?s readers? passion: so I decided to use Jeff himself (and the interview he did with us for Blog Wise) as the hook
  • helped them write: so I thought about a technique that helped me as a writer, regardless of what I?m writing
  • provided them with something new: the technique I thought about?having a ?writer?s mindset??wasn?t something I?d heard talked about before. I gave it a catchy name, ?constant writing,? to give the article more obvious value, a title hook, and some serious punch.

Using this information, I decided I?d write a guest post that showed readers how to become constant writers. This met my needs and those of my readers?easily checked against the bullet points I made above.

Aspects of ?concept? you might want to consider here include:

  • catchwords or phrases
  • content format
  • hooks and angles
  • titles.

Extend that concept into a content plan

Obviously your content plan will depend entirely on your concept and the format you?re using. A guest post outline is not an ebook outline, nor is it an email series outline, a video plan, or an infographic storyboard.

But whatever your format, your outline needs to be based around the key messages that communicates your concept to your audience. So you need to develop it with your target readers in mind.

By now, the needs you?re trying to meet should be ingrained and inherent in your thinking, so you can focus entirely on the readers and creating content that meets their needs.

Write down the key points you want to communicate to them, as sentences, subheadings, questions?whatever feels right. For my guest post, those key points were:

  • Jeff?s philosophy: just get started
  • Problem: how do you ?just get started??
  • Identify technique: pro writers are constant writers
  • What is constant writing? (explain the concept)
  • How does it work? (explain how it works in practice)
  • Conclusion.

That?s a good start, but it?s not really detailed enough for me to write the article yet, particularly in those latter sections. So I built it out.

  1. Intro
    • Explain Jeff?s philosophy: just get started.
    • Mention interview, and expand on what Jeff said.
    • Detail the problem: how do you ?just get started??.
    • Identify technique: pro writers are constant writers.
  2. What is constant writing? (explain the concept)
    • Mention writing ?addiction? and the importance of loving expression.
    • Explain what constant writing isn?t:?writing,?completion,?skills,?becoming a ?serious? writer or taking writing ?seriously?.
    • Explain the point of constant writing: playing with words.
  3. How does it work? (explain how it works in practice)
    • Pay attention to your expression (with examples: email, text, etc.).
    • Read (examples: signs, t-shirts, books and magazines).
    • Listen (conversations, announcements, songs).
  4. Conclusion: Show readers how they?ll change if they put this philosophy into practice, to become constant, addicted, writers.

Houston, we have an outline

Yes! We have an outline! As you can see, some of those bullet points from my concept have become section subheads. Where I?ve needed to clarify my own thinking, I?ve expanded on those points.

Now I can objectively sit back, read this outline, and make sure that I honestly feel it will meet Jeff?s readers? needs, as I listed them at the outset.

Next? The pitch.

Pitching your content

I could have sent Jeff this outline, but I expected he probably didn?t need to see the inner machinations of my mind. Instead, I summed it up in an email?

?I wanted to ask if we?d be able to write a guest post for your blog to help promote your inclusion in the ebook. The post I had in mind would take your ?just get started? philosophy of productivity and present one idea for making that happen. The idea is creative practice, rather than creative production. So, rather than sitting down to write an article, this post argues, sit down to play with words and ideas.

?Write without a goal; write to experiment; write to get practice working with words?this would be the thrust of this article, which provides practical tips for getting started, and argues that an experimental approach takes the pressure off, allowing the writer the freedom to sit down and write a five-line lyric if they want, or 500 words of prose. The post would advocate this as a good way not just to build the creative muscle, but also, to give yourself the potential to discover new aspects of your writing which could be useful, or easily translate, into better, more resonant professional writing/blogging.

?I expect this piece would come in at around 1000 words, and it would of course include a link back to the productivity ebook on ProBlogger. Let me know if you?d be interested in this post for your blog, because I?m really keen to write it and see how your audience feels about the idea :) Of course, if you don?t feel it?s appropriate, that?s no problem at all.?

As you can see, this summation is a digestible, sensitive version of the nuts-and-bolts outline. I?m trying to tell Jeff what I?ll communicate and why it?s of benefit to his readers, rather than give him a laundry list of subheadings. That said, sometimes, a laundy list of subheadings is a great thing to send through, especially with posts that seem nebulous or unusual. I guess the most important thing to note here is that I didn?t write to Jeff and say something like this:

?I have an idea for a guest post on your site about writing productivity. The article is ?Constant Writing: the productivity secret of pro writers?. Do you think it would be of interest??

This is no way to either build rapport with the person who?s hosting your marketing effort, or inform them of the value of your piece. The outline I sent Jeff explains specifically:

  • what his readers will get out of the content,
  • through what discussions, and
  • how the content will benefit the host blogger himself.

If your content marketing pitch does this, you?re on a winner. From here, it?s likely you?ll be able to navigate any hurdles the host blogger throws up and, when it comes to write your piece, you?ll basically know on a subconscious level what you?re doing and why?which will show clearly in your writing.

London 2012: IOC President "Satisfied" With Security Arrangements ...

LONDON ? International Olympic Committee (IOC) president Jacques Rogge told the media Saturday his organization was "satisfied" with the U.K. government and London organizers' assurances on Games security.

The Olympic bigwig told a press conference Saturday night: "The security arrangements are in place now and we are satisfied with them."

Additional troops and police officers have been drafted in to help with security after it emerged last week with less than two weeks before the Games were due to begin that private security contractor G4S was suffering from a shortage of staff.

He said that the call for 3,500 troops, taking the total to 17,000, with a further 1,200 on standby, to deal with shortfalls from G4S had not affected security plans and called for the media to "move on".

Rogge said he believed London's event would be a "very good" Games and expects it to carry a flavor of Britain thanks to the enthusiasm of "the country that invented modern sport".

Said Rogge: "Going to London, it's going to the country that invented modern sport in the second half of the 19th century, included sport in its school curriculum, loves sport, knows sport well. This will come out of these Games."

Woot!? Three of my layouts are stand-outs this month over at?ScrapTherapy challenges...the A-Z, the Tech Tute + 1, and a Room Challenge!!? http://www.scraptherapy.com.au/forum/viewtopic.php?f=361&p=220293#p220293.

In other news I am already thinking about Cai's birthday later in the year.... It's fun planning it, although it will be pretty straightforward. ? Cai is maybe getting a bit too old for traditional?party games, so rather than games I am going to focus on the party table/decorations/food and getting all the details just right.? I've already got some nice cake-stands & glass candy jars I plan on using..
The entertainment will probably be the swimming pool.??? It is pretty?fabulous and we have never had a pool before let alone a pool party, so I think that will be all the games & entertainment right there. ? I think I might get those underwater disposable cameras for each of the guests.? I will?get?the party table all set up beforehand, & take a few sneaky pics of everything looking nice before the onslaught of guests arrive.? Then let the kids to it, and just make sure I get plenty of snaps. Rather than running around like a headless chook which is what I usually do at kid's parties...

Movie review: Michelle Williams has right moves in 'Take This Waltz ...

Review ? Actress brings heart to murky romantic drama.

It is impossible to get enough of Michelle Williams, and director-writer Sarah Polley?s "Take This Waltz" provides plenty of emotional moments for this enormously gifted actress to chomp onto.

Alas, there?s also a lot of murky character development, uncertain motivations and elliptical dialogue along the way.

Michelle Williams brings genuine emotion to a confounding character in this romantic drama.

Where ? Broadway Centre Cinemas.

When ? Opens Friday, July 20.

Rating ? R for language, some strong sexual content and graphic nudity.

Running time ? 116 minutes.

Williams plays Margot, a Toronto woman in what seems to be a happy marriage to Lou (Seth Rogen), a cookbook author. Polley depicts the couple as affectionate, if a bit eccentric in displaying it ? they have a little game of joking about the horrifically violent things they would do to one another in the name of love.

Then Margot meets Daniel (Luke Kirby), a rickshaw operator who paints in his spare time. He?s hunky, sensitive and living just across the street. He?s also seemingly available any time Margot is feeling lonely, or emotionally deprived, as Lou labors on his chicken cookbook. And while Margot is never unfaithful to Lou in any physical sense, in her head and heart she?s dangerously close to the boundary line.

As the movie progresses and Margot tries to move on with her normal life ? which includes nights in bed with Lou and daytime outings with his recovering-alcoholic sister, Geraldine (comic Sarah Silverman, in a surprisingly moving performance) ? she becomes an increasingly infuriating character, sending mixed signals to Daniel and to herself. Her dithering, though, isn?t calculated, but a natural outpouring of her confusion between her head and her heart.

Polley, a familiar face as an actress from her childhood days (remember "Avonlea"?) to grown-up roles in Zack Snyder?s "Dawn of the Dead" remake and a slew of indie films, made an assured directorial and screenwriting debut with "Away From Her" (2006), a mature look at a long-married couple (Julie Christie, Gordon Pinsent) dealing with her encroaching Alzheimer?s.

This time around, she strives to show her characters in completely unromanticized settings (such as the women?s locker-room shower where Margot and Geraldine talk about their lives while completely naked, along with a group of obese elderly swimmers). But, too often, Polley lets her oblique dialogue and self-consciously arty compositions get the better of her.

Williams pulls "Take This Waltz" back from the brink, capturing Margot?s insecurity and her need for love with subtle gestures and her infinitely expressive face. She manages the tough trick of making Margot?s inaction seem fascinating.

David Cameron to meet with Afghanistan President Hamid Karzai

David Cameron will break new ground on Thursday when he holds a joint meeting in Kabul with the Afghan president Hamid Karzai and the new Pakistani prime minister Raja Pervaiz Ashraf.

Downing Street believes the meeting, the diplomatic highlight of the prime minister's second day in Afghanistan, will show the importance Britain attaches to the "Af-Pak" strategy. This is the phrase coined by Barack Obama to denote the significance of treating Afghanistan and Pakistan as equally important ? and linked ? challenges.

British officials see the meeting as a rare chance for Cameron to assess the joint commitment of Afghan and Pakistani leaders to dealing with the insurgent threat which straddles their borders. Nato forces are handing over control of Afghan security to local forces to ensure that all combat troops are withdrawn from Afghanistan by the end of 2014.

One source said: "It is an important meeting. It is an opportunity for the three leaders to talk. But it is important not to over-play the outcome. This is a good chance. It is a good opportunity to talk about how they can work together."

Britain wants to encourage greater co-operation between Afghanistan and Pakistan as they confront the "circle of violence" which comprises the Taliban and the Pakistani-based insurgent Haqqani network. Relations are often strained between the two countries because Pakistan's ISI intelligence service encouraged the Taliban in the 1990s as a way of strengthening Islamabad's influence in Afghanistan.

One source said: "It is in the interests of Afghanistan and its neighbours that there is a secure and stable Afghanistan. That is in their mutual interests."

Cameron will adopt a cautious approach to his new Pakistani counterpart. There are concerns about the way in which Ashraf was installed after his predecessor, Yousuf Raza Gillani, was recently disqualified from office.

The prime minister will make clear in his talks with Karzai that Britain will maintain a significant security and diplomatic presence in Afghanistan after the withdrawal of all Nato combat troops at the end of 2014. Britain is taking a leading role in helping to establish an officer training staff college in Kabul.

Karzai let slip details of the prime minister's trip on Tuesday when he mentioned Britain's role in helping to create an Afghan national officer academy.

"We are going to sign the agreement for a training centre the British are going to make for our forces," Karzai said. He added Britain's involvement in India highlighted its strength in training overseas armies.

Perhaps more astonishing than?Mark Zuckerberg refinancing a 1.05% home mortgage rate?is the fact that the 40th richest man in the world needed a mortgage at all.

After all, why would someone worth over $15 billion need to borrow money to pay off a $7 million home?

Well, if you can borrow money at 1.05%, you're basically borrowing money for free, reports Bloomberg.

So Zuckerberg would be dumb not to.

Zuckerberg bought his Palo Alto house last year and took out an adjustable-rate mortgage for $5.95 million, reports Bloomberg. An adjustable-rate mortgage (ARM) is a loan that's interest rate can rise or fall given market conditions. ARMs are usually contrasted with a fixed-rate loan where the interest rate never fluctuates.

The benefits of an ARM are that the interest rates can be lower than a fixed-rate loan -- as evidenced by Zuckerberg's 1.05% rate. However, should the housing market unexpectedly heat up, the cost for borrowing money can increase, causing ARM rates to skyrocket.

For most borrowers, this can be a problem, as that 1.05% loan can become a 6% or 7% loan. In fact, ARM rates skyrocketing is a frequently-cited reason for foreclosures during the past several years.

However, for borrowers who have lots of money, the adjusting interest rate of an ARM poses little risk as the borrower can simply pay off the loan when the interest rate is no longer favorable. For example, if interest rates creep up, Zuckerberg could simply pay off the loan with his cash on hand.

While Mark Zuckerberg's mortgage rate may be an example of the rich getting richer, the fact is that Zuckerberg is a near-zero risk to banks. His lenders are assured a return regardless of what the market does. The same can't be said for most every other borrower.

(AP) ? In the span of just a few hours, announcements bouncing between Tehran and Washington showed the direction of their showdown: New issues are piling up even as Western envoys try to find a path to move nuclear talks forward.

In quick succession last week: Iran said it seeks to build a nuclear-powered submarine, the U.S. unveiled more sanctions and a senior Iranian military official ramped up denunciations of Middle East nations trying to topple the Tehran-allied regime in Syria.

The developments taken individually reflect significant trends, including Iran's split personality between portraying itself as a rising military power while growing insecure about losing critical regional influence if President Bashar Assad falls in Damascus. But seen as a whole, the moves underscore the hardening positions that could hamper next week's attempt to regain diplomatic traction on negotiations over Iran's nuclear ambitions.

"There is a lot of background noise with the nuclear talks," said Sami al-Faraj, director of the Kuwait Center for Strategic Studies. "It seems to be getting louder."

For the moment, there is no date to resume talks between Iran and world powers following the last month's session in Moscow. That could depend on the outcome of discussions next Tuesday between Iran's No. 2 negotiator and the top deputy for the European Union's foreign policy chief, Catherine Ashton.

At the heart of the talks is how much the West is willing to allow Iran to enrich uranium, which at low levels creates fuel to power reactors but can be boosted to weapons grade material. Iran insists it will never surrender its ability to make nuclear fuel, but says it seeks reactors only for energy and medical applications.

Iran's declared pursuit of a nuclear sub ? although in the early stages and still possibly out of reach of Iranian engineers ? is now a potential deal-breaker in the haggling over enrichment.

Submarines need nuclear fuel enriched well beyond the 20 percent level that marks Iran's highest acknowledged output. The issue could open demands by Iran to push production much closer to warhead levels at 95 percent enrichment ? which is certain to stir calls in Israel and elsewhere to abandon dialogue and look to possible military action.

Israeli Prime Minister Benjamin Netanyahu blamed Iran for a deadly blast Wednesday on a bus filled with Israel tourists in Bulgaria, and promised a tough response.

The proposed sub is part of Iran's strong emphasis in recent years on boosting naval power. Iran seeks to offset the expanding U.S. Navy presence in the Gulf and project its own military presence farther afield by sending warships into the Mediterranean and Indian Ocean.

Iranian commanders this week renewed threats to block the Strait of Hormuz at the mouth of the Gulf ? the route for one-fifth of the world's oil ? in response to tighter Western sanctions. But there has been no evidence of Iranian ships challenging tankers.

The Pentagon, meanwhile, is boosting its naval forces in the region. The aircraft carrier USS John C. Stennis is now on an accelerated timetable to return by late summer to ensure that two carriers are in the area. Another ship, the USS Ponce, has also been deployed to the Gulf as a floating base for attack forces.

Iran has responded with volleys of tough talk possibly tailored to counter domestic grumbling about the country's increasing isolation.

"The U.S. aircraft carriers are nothing more than scrap iron for the Revolutionary Guard," said the corps' deputy commander, Hossein Salami. "The Guard doesn't fear the greatness of the U.S. aircraft carriers."

On Monday, the conservative Iranian website Mashreghnews.ir said the country will one day need to churn out enrichment at "50 to 60 percent" for a future nuclear-powered fleet.

"Iran won't give up its nuclear rights," said a hardline Iranian parliament member, Mohammed Esmaeili. "At the same time, it won't shun talks. It will continue negotiations."

And the West will likely keep applying pinpoint sanctions to try to gain more leverage. British Foreign Secretary William Hague said Tuesday that sanctions would "intensify" in the coming months if there is no progress in the talks.

In a rare official acknowledgment of the economic bite, Iran's parliament speaker Ali Larijani was quoted Tuesday as saying that sanctions were to blame for 20 percent of the country's economic problems.

The main blows have been against Iran's critical oil exports, including a boycott by the 27-nation EU that took effect July 1. The targets of the latest U.S. sanctions included 11 companies the Treasury Department claims have links to Iran's defense ministry, the Revolutionary Guard and other state-backed institutions.

"The economy is a far more immediate and existential issue for the regime" than internal political opposition, said Meir Javedanfar, an Iranian-born political analyst based in Israel.

He speculated that Iran's Supreme Leader Ayatollah Ali Khamenei may want to keep nuclear negotiations on track in fear that escalating tensions with the West would "worsen his regime's economic woes."

There's also the uncertainties over Syria and whether Iran may one day face a post-Assad leadership indebted to Iran's Gulf Arab rivals, such as Saudi Arabia, which have become leading backers of the Syrian rebels.

On Wednesday, a bomb ripped through a high-level security meeting in Damascus, killing three top regime officials in the harshest blow to Syria's ruling family dynasty and the rebels' boldest attack in the country's civil war.

The war has pried open rifts among Iranian officials about the wisdom of sticking by Assad amid mounting international outrage at the bloodshed. Some diplomats have been quoted as questioning Iran's continued backing for a Syrian regime that could face war crimes accusations in the future.

Others have pushed back harder against Assad's opponents.

"It is the duty of Syria's Muslim neighbors to refrain from backing the 'terrorists,'" Iran's armed forces chief of staff, Gen. Hassan Firouzabadi, was quoted as saying in a message to Turkey and Jordan to block rebel movements.

The West has tried to keep regional issues out of the nuclear talks agenda, but the pressures are certain to shape Iran's strategies if the negotiations move forward, experts say.

Iran "had to weather quite a lot in the past," said Mouin Rabbani, a Jordan-based contributing editor to the journal Middle East Report. "It's used to playing an increasing small number of cards to their maximum advantage."
